A lot of folks believe they can be a property manager or landlord. However, to be a good property manager – a particular personality and high-quality skill set is required. When you are identified as a good manager, you have arrived. It is natural to do a good job, a sort of muscle memory develops. Those are our people. Many shops have a lot of turn over and miserable people droning along collecting a paycheck. Those are not our people.
We interact with interesting folks; prospects, renters, owners and vendors. We aim to leave each contact a little better than we found it. It is just good karma. Purpose and meaning. Pride and fulfillment.
Many of us have skin in the game. We want a successful experience for our own property as well as yours. All property within our system gets the same high-quality level of attention with the same advertising, policies, accounting, vendors and management support.
We are an essential business. A lot of people count on us to be here for them. That is a feel-good aspect of the job.
Size matters
There are a lot of moving parts in Property Management. It is hard to impossible for one or two people to do absolutely everything past a certain number of units. Once a company reaches a reasonable size, jobs are segmented and specialized and the business becomes a well-oiled machine. Talents can be amplified and rewarded. There’s mentoring and promotion opportunity. A small office always struggles.
Our business provides a livelihood for quite a few people. We try to treat employees as family and maintain a stable atmosphere. Many vendors put food on the table being associated with us. Another feel good aspect.
We have been fortunate to surround ourselves with good people. Our managers are tops in the field.
